Our Construction Process

1. Design and Planning
- Blueprints and Specifications: Detailed blueprints have been created, adhering to HUD’s Manufactured Home Construction and Safety Standards (24 CFR Part 3280). These standards ensure the home is safe, durable, and energy efficient.
- Energy Efficiency Planning: NEEM+ (Northwest Energy Efficient Manufactured Homes) certification requires further specific energy-saving features, such as high-performance windows, advanced insulation, Energy Star-rated appliances, and energy-efficient HVAC systems
2. Foundation and Framing
- Steel Chassis: The home is built on a robust steel chassis that has been fabricated on site, which provides a stable foundation and allows for transportation. This chassis is designed to meet HUD’s structural requirements.
- Framing: High-quality lumber is used to frame the walls, floors, and roof. The framing process is conducted in a controlled factory environment, ensuring precision, consistency, and quality.
3. Insulation and Sealing
- Enhanced Insulation: NEEM+ homes feature superior insulation materials in the walls, floors, and ceilings.
- Air Sealing: All joints, seams, and penetrations are meticulously sealed to prevent unconditioned air from penetrating into the living space. This includes using caulking, weatherstripping, and specialized wraps to ensure a tight building envelope.
4. Electrical and Plumbing Systems
- Electrical Wiring: The electrical system is installed according to HUD standards, ensuring safety and reliability. This includes wiring for lighting, outlets, and appliances, with a focus on energy-efficient fixtures and appliances.
- Plumbing: The plumbing system includes high-quality pipes for water supply and drainage. Fixtures such as sinks, toilets, and showers are installed, with an emphasis on water-saving features to meet NEEM+ standards.
5. Interior and Exterior Finishes
- Interior Finishes: Drywall is installed and finished, followed by painting and the installation of flooring, cabinetry, and countertops. NEEM+ homes feature energy-efficient LED lighting and ENERGY STAR-rated appliances.
- Exterior Finishes: The exterior is finished with durable siding, roofing, and high-performance low-E windows.
6. Quality Assurance and Inspection
- Third-Party Inspections: Throughout the construction process, third-party inspectors ensure compliance with HUD standards and NEEM+ certification requirements. These inspections cover structural integrity, electrical and plumbing systems, energy efficiency measures and all details of the building process.
- Final Inspection: A comprehensive final inspection is conducted to ensure the home meets all regulatory and certification standards before it is transported to its final location.
7. Certification
- Certification: The home receives its HUD certification label and NEEM+ certification, indicating it meets all required standards. This certification process includes verifying that all energy efficiency measures and construction standards have been met and adhere to the 24 CFR 3280 HUD building codes.
8. Transportation and Installation
- Transportation: The completed home is transported to its final location on its steel chassis. Special care is taken to protect the home during transit, including securing all components and using protective coverings.
- Installation: Once on-site, the home is installed on a permanent foundation. This includes anchoring the home to the foundation, connecting utilities (electricity, water, and sewer), and ensuring the home is level and secure.
9. Handover
- Handover: The home is handed over to the new homeowner, complete with all necessary documentation and warranties. The homeowner is provided with information on maintaining the home’s energy efficiency and overall performance, as well as how to submit a service request.
