We ensure that all suppliers and their materials (chassis, windows, doors, trusses, furnace/AC, appliances, lumber) can meet certified HUD Code requirements. Our homes have been designed to meet minimum requirements for snow loads and wind zones so they can be placed throughout Oregon.

Our Home Buying Process
1. Find Land
- The first step in the manufactured home sales process is securing land for the home to be placed on.
- HOPE Homes can be placed on owned land, into a mobile home park, or even used as an ADU.
- If the home is going on privately owned land, the land must be checked for zoning restrictions, prepped for a foundation, and have its electrical and sewage utilities prepared. There could be other site prep work that is required to get the home to its destination.
- If the home is going into a Mobile Home Park, make sure that you know the maximum dimensions of the space you will be renting. Be aware, there will more than likely be a space rental fee directly from the park owner on top of any costs you incur when purchasing and setting up the home.
- If you intend to use the home as an ADU on a property with an existing home already on it, make sure you check on any sizing or clearance restrictions the applicable city and county have put on ADUs.
2. Get Financing
- As a 501(c)(3) funded by the State of Oregon to increase the availability of affordable housing for low-income residents, only individuals at 100% or less of Area Median Income (AMI) (or 120% AMI in the Portland Metropolitan Area) are eligible to purchase HOPE Homes. Institutional buyers must ensure that HOPE homes will be rented or sold to residents meeting the above income requirements.
- If needed, HOPE can get you in contact with our preferred lenders who will help arrange your financing needs depending on where your home is going, the type of foundation used, your income level, your credit rating, and permitting/site-prep fees.
- HOPE will require a down payment to lock in your intent to move forward with the home buying process. Down payment is 5% for individual buyers. Down payment terms will be negotiated for institutional buyers and bulk orders.
3. Find A Home
- After determining what specifications will work best for your lot size/park space and your financial situation, come on by the HOPE factory and check out our available Singlewide and Doublewide models!
4. Build Home
- A HOPE Home takes roughly 17-18 weeks to fully build.
- In the meantime, the site where the home is going will need to be fully ready before it can leave the factory. This includes running utilities to the site, building foundations, any stairs or driveways, and obtaining all required permits.
5. Home Delivery
- HOPE can help arrange the transportation and installation of your home with our preferred contractors.
- HOPE will also help obtain the transportation and home ownership permits required from the State.
- A final inspection of the site, foundation, utility hookups, and home placement will be performed by either the local city or county building inspector. Once this inspection is completed, the customer will then get their keys to move in.
6. Welcome Home
- You will receive your keys. Move in and enjoy your new HOPE home.
- HOPE offers a 1-year warranty.
